Tiivistelmä
The main problems investigated in this thesis were the utilisation of building information models (BIMs) and the development of BIM use in building production at Hartela Group, a Finnish construction company. Building production includes internal processes such as project development, computing, acquisition and production. The research questions used in the thesis were the following: what are the standards required by a BIM-based mode of operation so that BIMs can be utilised in the daily activities of building production; how is building production supported by the use of BIMs; and what does a BIM-based mode of operation require in order for it to develop within a construction company. The aim of this thesis was to investigate current utilisation of BIMs in building production at Hartela Group and how BIMs could be further utilised within the company. In addition, the client’s understanding and level of utilisation of BIMs in the construction project of hospital T3 at Turku University Hospital (TYKS) was explored.

The thesis is based on a literature review, two interviews and a survey conducted for the companies of Hartela Group. The literature review concentrated on planning of building projects using BIMs and thereby the development of these models during building processes, utilisation of BIMs in internal processes and production management within a construction company, and introduction of BIMs into a construction company.

The client interview questions explored factors which lead to the introduction of a BIM and the expectations and aims of the client regarding BIM use. By interviewing the production organisation of Hartela Länsi-Suomi Oy, the aim was to investigate how BIMs have been utilised in daily production activities, what barriers might have occurred to the use of BIMs at a construction site, and what actions are needed at Hartela Group so that BIMs could be utilised more widely and efficiently in building production.

The main conclusion of this thesis is that BIMs have a significant potential in assisting in all internal processes of a construction company. Results from the interviews and the survey show that BIMs are already partly being used at Hartela Group, but their use is scattered and there is a lack of consistency. Hartela Group needs guidance on the prerequisites for a BIM-based mode of operation and the necessary actions preceding the introduction of BIMs, as well as guidance on model requirements for BIM designers. Moreover, there is a need for additional training, and appropriate equipment and software must be supplied. Acting on these factors would increase the benefits derived from BIMs in various construction processes. This requires the inclusion of a BIM-based mode of operation into enterprise resource planning.
