This master’s thesis was conducted for the purpose of finding alternative options for how electrical systems are designed for apartment buildings. The aim was to investigate alternative choices that might lead to financial savings during the construction phase as well as the lifetime of the building. Different options studied were chosen based on solutions commonly used in the industry. The studied location is formed by a combination of multiple unit apartment buildings. With real measurement data from local distribution company, the total electricity costs could be calculated using MS Excel software. The electricity costs were calculated using the public prices of multiple distribution system operators (DSO), electricity prices, and hourly electricity use measurements.

The impact of the different study cases was investigated in the thesis, studying the total electricity costs. The four cases studied were solar power system, energy community model, combined impact of the solar power system and the energy community model, and a properly dimensioned electricity connection. The solar power system was dimensioned to support the energy community model so that the energy community could utilize the electricity produced for the inhabitants’ electricity consumption. The energy community model chosen for the thesis is a behind-the-meter energy community due to its potentially major impact on monthly electricity distribution fees. Commonly, the electricity connections are over-dimensioned due to the anticipation of electric vehicles or the movement toward alternative heating solutions from district heating which may require having larger electricity connections. Over-dimensioning the connection only causes expenses for all parties involved, having almost no functionality in the end.

As a result of the thesis, the combined impact of behind-the-meter energy community model paired with a solar power system was significant with respect to the electricity costs. Electrical designers should determine the electricity connections using more detailed analysis of the electricity use. The monthly fixed fees the local DSO charges were recognized as the most significant electricity cost component in the cases studied. There were differences between the DSOs, as some DSOs operate in urban areas and some in the rural area. Additionally, one reason behind these differences is that the DSOs have their own pricing policies, leading to different economic impacts for the customers. It is worth noting that the pricing of energy or distribution services of electricity may change in the future. Hence, these investigations should be repeated if the conditions change.

The key outcome of this thesis is that it provides electrical designers insight which they can use to recognize and present factors related to alternative electrical systems already during the planning phase of the building, and possibly in the future, more apartment buildings might be implemented utilizing the configurations studied.
