This research explores the contemporary challenge of reimagining former industrial territories in urban settings, emphasizing the need for adaptation to modern requirements while preserving historical significance. The study focuses on the "Gray Belt" areas in St. Petersburg, where industrial zones now coexist with residential and commercial zones, posing challenges to urban planning and environmental sustainability.
The primary objective is to develop principles for the comprehensive development of these industrial sites, assess the need for local centers, balance functions for public spaces, and propose scenarios for revitalization. The work highlights the potential to refunctionalize up to 90% of existing industrial buildings, preserving architectural heritage and fostering integration with the modern urban fabric. The chosen "Znamya Truda" site stands out as a model for sustainable redevelopment. The study addresses the environmental and historical preservation aspects while advocating for the harmonious coexistence of urban development and heritage conservation in contemporary city planning.
